Florida Keys: For the last several years I have been working with an Affordable Housing group acquiring land for Tax Credit Housing, selling luxury homes, renting annual and vacation rentals, and selling development parcels.
Palmetto Pine Estates: From raw land to a gated luxury home subdivision, Gidget was involved as an investor, sales broker, CAM for the HOA and overseeing construction. PERSONAL INVESTMENTS
Palmetto Pine Estates: I participated as a partner with 25% of the investment in a 26 lot single family gated community. The vacant land was purchased, developed and lots sold out in record time. My duties were to coordinate all the marketing and sales, partnership reporting, HOA documents, website development, assisted in site work as needed, bookkeeping for HOA and partnership, managed HOA and Architectural Review until turn over, assisted in lender correspondence for draws, coordinated accounting with CPA and finalized bookkeeping for partnership.
Investor: Single Family Home Purchase - Repair - Resale. Over the years I have purchased run-down properties, made necessary repairs and resold the properties for a profit. Many times I did some of the work myself and hired vendors for the work I could not perform.
Business Owner: Over the past 30 or more years I have owned and/or managed various businesses from a full-service insurance agency, real estate brokerage, property management company (397 units), maintenance company, home watch company, and small investment companies.
INVESTOR EXIT STRATEGY EXPERIENCE
In the late 90's and early 2000 many investment groups were liquidating their real estate investments due to the changes in the market including the tax law changes for passive income. During that time I was the listing agent for these group's investment properties that varied from single-family, duplexes, 4-plexes, 8-unit apartments, 20 unit complexes and large numbers of units within different complexes. As agent, listing broker, property manager and CAM manager, I coordinated the sale of these units using a balance between sales and rentals to maintain unit values and income to the investors as the properties sold. As CAM manager I setup the condominium associations for the various complexes that were built as condominiums but used as apartments. I was hands-on in the rental process, CAM management, investor negotiations with mortgage refinancing, maintenance of the assets and ultimate sale of the units as-is and with upgrades.
